- No labour cost for any repairs during regular business hours (Mon–Fri 8 am to 5 pm)
- 10% discount on parts when needed
- Surcharge of $149.00 for visits after regular business hours, weekends, and holidays
- One inspection per year (cannot be carried forward)

What Does the Technician Do for My Heating and Air Conditioning System under a Service Maintenance Agreement?

2. Check CO levels inside and Outside
3. Check Heat Exchanger
4. Clean out pressure hoses and condensate trap
5. Check Condensate pump for safety switch
6. Visual inspection of vent pipes
7. Check and tighten electrical connections
8. Check pressure switches
9. Check Micro amp reading of flame sensor
10. Check Ohm reading on igniter
11. Check Amp draw on ventor motor
12. Check Amp draw on blower motor
13. Check gas pressures, static and operating
14. Check temperature differences for Heat Exchanger
15. Check Limit Switches
16. Check for gas pipe grounding
17. Paint outdoor pipe if needed (additional charge applies)
18. Check Filters and replace as needed. (extra charge for filters applies)

21. Thermostat – test for proper operation and level

26. Refrigerant – monitor operating pressures
27. Safety Devices – inspect for proper operation
28. Electrical Disconnect Box – inspect for proper rating and safe installation
29. Test/inspect contactors for burned, pitted contacts
30. Inspect electrical for exposed wiring
31. Inspect and test capacitors
32. Inspect fan blade
33. Inspect service valves for proper operation
34. Inspect ductwork for energy loss, if applicable
35. Compressor – monitor, measure amperage and volt draw and wiring connections
36. Check Unit for Time Delay Relay, if applicable
37. Check Unit for Isolation pads, if applicable
38. Inspect all fittings for signs of oil and/or leakage
39. Check lines and fittings with refrigerant leak detector
40. Check the condition of Blower Belt, if applicable
Terms & Conditions
- Equipment to be insured must pass initial inspection at owners’ expense. Any worn or broken parts must be replaced before any service agreement will be accepted.
- Heat exchangers & compressors are not covered by any of the above service agreements
- Refrigerant leaks will be charged at time and material
- Maximum value of repairs up to $1200 annually
- We will endeavor to render efficient service hereunder, but it is expressly agreed that we shall in no event be liable for damage or loss caused by delay and/or loss arising out of the performance of this agreement.
- We reserve the right to reject any agreement if on inspection by service technician, equipment is found tampered with or in such condition that service will be unsatisfactory to either party. It is mutually agreed that this agreement covers only electrically operated units inside the equipment and does not cover the labour for duct work, flue pipe, heat exchangers, humidifier, HRV, thermostat, electrical, plumbing, balancing beyond the units, or any labour or parts because of negligent misuse of equipment, fire, flood, earthquake, tornado, any other act of God, shortage of electrical or water supply, sabotage or damage caused by freezing.
- No service will be rendered under this agreement if customer has past due account, the outstanding balance must be paid for in advance.
